            Upon receipt of a booking request we will send out 
              a booking form and note the dates as provisionally booked for your 
              chosen property for up to four working days. This will give you 
              the opportunity to arrange flights before paying you deposit. In 
              paying your deposit you are accepting the terms and conditions below.

 1. Initial Payment  
              At the time of your booking you will be asked to pay an initial 
              deposit of £100 per week towards the total cost of the property. 
              This payment is your only commitment until 8 weeks prior to your 
              departure.  
            2. Payment of Balance  
              The balance of the holiday cost must be paid at least 8 weeks prior 
              to departure. Please ensure that payment is made within that time 
              otherwise we reserve the right to treat your booking as cancelled, 
              in which case you could be liable to pay us the cancellation charges 
              detailed below. If you arrange your holiday within 8 weeks of travelling 
              then full payment is due with your booking.  
            3. If You Cancel Your Booking  
              If you wish to cancel your booking you must do so by sending written 
              confirmation. In the event of a cancellation and to compensate for 
              the expense of processing your booking and for any loss that may 
              result from being unable to re-sell the holiday, we charge the following 
              cancellation fees: 
            Period before departure within which cancellation 
              notice is received: Amount of cancellation fee (as % of holiday 
              cost).  
              
              More than 8 weeks - initial payment only 
            4-8 weeks 60%  
               
              4 weeks or less 100%  
               
            4. Insurance Requirements  
              Holiday and travel Insurance, including cancellation cover, is essential 
              for your own protection and we strongly recommend that you and all 
              members of your party be suitably insured.  
            5. Party Size  
              At no time must any more persons occupy a property than stated on 
              the booking form, except with prior written agreement. Property 
              owners or their agents reserve the right to refuse admittance if 
              this condition is not observed or withold the refund of the security 
              deposit.  
            6. Problems With Your Property  
              If you have a problem during your holiday, immediately inform the 
              Local Agent who will then endeavour to put things right. If you 
              fail to do this we cannot accept responsibility, as we have not 
              had the opportunity to investigate and rectify the problem.

          7. Occupancy  
              Your accommodation is available from 3pm on day of arrival and must 
              be vacated by 11am on day of departure. The maid needs this time 
              to prepare the accommodation properly for incoming guests. However 
              if circumstances permit these times may be varied, but this must 
              be pre-arranged. 
            8. Security Bond 
              The client is solely responsible for any damages or breakage's that 
              may be caused to the property by the client or the client’s 
              guests or to its contents, furniture and fittings and also for any 
              loss of items during their stay or indeed any breaches of the rental 
              agreement.Therefore a £100 refundable security bond payable 
              with the final balance, will be held against such an eventuality. 
              The villa is inspected both before and at the end of each occupation 
              and upon confirmation that all is in order, this deposit will be 
              refunded in full. Since it is not possible to check the accommodation 
              before departure, the security bond will be reimbursed as soon as 
              possible after return. Charges for damages , losses or any maintenance 
              or repairs to equipment, amenities, fixtures necessitated by misuse 
              will be at the discretion of Costa Calida Villas and will be deducted 
              from the security bond. In the event of any damage or loss which 
              is assessed to be in excess of the security bond, the client will 
              be held responsible for full reimbursement of the outstanding amount 
              within fourteen days. If this amount of money is not received within 
              14 days, these terms and conditions will constitute the notice required 
              before action when applying to the appropriate County Court. It 
              would be appreciated if the property is left in a clean and tidy 
              condition at the end of the rental period. If the villa is left 
              in a unreasonable state of cleanliness then penalties will also 
              apply. 
            9. Property Standards  
              We have carefully selected and inspected all the properties that 
              we advertise and we endeavour to maintain high standards. However, 
              inevitably, items break or require maintenance, therefore please 
              be aware that you may encounter maintenance staff and gardeners 
              during your stay. Please note that tiled surfaces can become very 
              slippy when wet, take extra care if your feet are wet after using 
              the pool. Please also remember that these are people's homes - please 
              leave the villa in a reasonably clean and tidy condition. We reserve 
              the right to charge for extra cleaning if necessary.  
            10. On Arrival 
              Immediately upon arrival at your holiday home please familiarise 
              yourself with the layout of the property and identify any potential 
              hazards e.g. unexpected steps, slippery surfaces etc. Please also 
              read the safety precaution information contained within the welcome 
              book. 
            11. Pets  
              Pets are only permitted at our properties by prior agreement 
            12. Smoking  
              All of our properties are non smoking and we ask you to respect 
              this by smoking outside the property. Evidence of smoking within 
              the porperty will be deemed as a breach of the terms and conditions 
              and penalities will apply.
